Buying your new Create Home
Making the decision to buy a new home will be one of the most important and exciting decisions you will ever make and we want to help you through that process. We are there to support you every step of the way.
Here, we have put together a step-by-step buying guide for purchasing your dream Create Home to help you through the process.
STEP 1. Find your dream home
Whether you’re looking for more space to start a family, to work from home or want an exquisite space to host more dinner parties, we’re here to help you find your dream home.
Start your journey by visiting one of our Sales Advisors at any of our developments and view one of the beautiful show homes. The show homes can help you visualise your new home and are full of design inspiration to help you get an idea of what to do with all the space on offer. Explore the kitchens, bedrooms and bathrooms and see the quality of fixtures and fittings on offer.
STEP 2. Find out how much you can borrow
Initially, why not try our Create Homes Mortgage Calculator. These will give you a basic idea of the sort of figures you could be looking at, whether you are moving up the property ladder, or buying a home for the first time.
It is really useful to speak to an Independent Financial Advisor (IFA) who will be able to talk to you in detail about how much you can borrow, which mortgages are available to you and give specialist advice on buying a new home and choosing the right mortgage for you.
Independent Financial Advisors can also help you to apply for a mortgage in principle (a mortgage agreement based on the financial information you provide). If you don’t already have an IFA, speak to your Create Homes Sales Executive, who will be able to put you in contact with one.
If you have a property to sell, you can factor in the equity you already have in your home in the calculations. Create Homes have a Part Exchange Scheme to help things move more quickly. Ask your Sales Executive if this scheme is available for you in your specific circumstances.
STEP 3. Reserving your Create Home
Once you have fallen in love with one of our Create Homes, it is time to reserve your new home so that it cannot be sold to anyone else. To do so, you will need to be in a position to purchase, which means having a mortgage agreed in principle and chosen your preferred solicitor. If you’re unsure who to appoint, speak to your Create Homes Sales Executives, who will be able to put you in contact with a selection of local solicitors.
Your new Create Home will be secured for you with a reservation fee with a reservation period of 6 weeks before exchange of contracts. It is at the reservation stage that your Sales Executive will supply you with important information about your chosen home and the development as a whole. You have 14 days cooling off period if you change your mind after signing the reservation form. After that, if you withdraw from the sale for any reason, there will be a part refund of your reservation fee. Your Sales executive will explain the terms and conditions to you in full at your appointment.
From now on your Create Homes Sales Executive is with you all the way to help the buying process run smoothly and advise you with anything you need during your home buying journey.
STEP 4. Instruct your solicitor
STEP 5. Apply for your mortgage
Now your home is reserved, it’s time to formally apply for your mortgage. It's best to do this through your Independent Financial Advisor (IFA) who arranged your mortgage in principle. Once you have received your offer, sign the form to accept it.
STEP 6. Make our house your home with personalisation
Imagine all the possibilities when personalising your Create Home before you move in, all the choice - and none of the hard work!
There are many possibilities available to personalise your Create Home in advance (subject to plot status) - from choosing from a range of worktops, extractor hoods & breakfast bars - through to carpets & tiles - and even a range of upgrades. Your Sales Executive will book an appointment with you to discuss all your options when you reserve your home.

STEP 7. Exchange of contracts
Your solicitor will let you know once all the legal work has been complete and when the exchange of contracts can take place. It is at this point that you need to arrange for your deposit to be with your solicitor and sign the contract for the purchase of your new home.
STEP 8. Formal notice
Once your home has been finished and approved by the warranty providers, we will send your solicitor a formal notice and agree a completion date.
STEP 9. Your personal home demonstration
You will be invited for an important Home Demonstration with your Sales Executive and Site Manager. This is your opportunity to see how your new home works, from turning on your alarm, using your new cooker and heating system, to where to find your stop tap.
STEP 10: Online customer portal access
You will gain access to your digital Customer Portal' 'My Create Home', which will have all the documents, contact numbers and information you will need once you move into your new home, all in one place. You will need your email address and the password we provide you with to access your portal from the Create Homes website.
STEP 11. Final important steps to complete your purchase
Your solicitor will send you a completion statement and ask for any outstanding monies to be paid. Sign your name, very proudly, on the dotted lines on your transfer deeds and mortgage.
On the day of completion, your solicitor will take care of all the paperwork. Once everything has been completed, your Sales Executive will let you know when your keys are ready to pick up.
STEP 12. Moving in day
The Big Day is here! All that dreaming has led to this exciting moment when you can start living in your new Create Home. It’s true that moving home can be tiring, but once you’re in, you can unpack at your own leisure and start an exciting future in your brand new and stylish Create Home and the brand-new lifestyle your home & location offers.
You will be invited to our online Aftercare system, Clixifix, where you can notify us of snags, if any, that are related to your property. We will then attend to them in a timely manner.
